Position: Meta Media Buyer

Working Hours: 8 hours, from 4 PM till 12 AM Beirut Time / Remote

Salary: $2,000–$3,000/month all-inclusive, depending on experience and expertise

Company Overview

It runs done‑for‑you and hybrid Meta lead‑generation services focused mainly on real estate wholesalers and home‑service businesses (roofers, landscapers, remodelers). The company sells high‑ticket packages where lead quality and client retention matter just as much as cost‑per‑lead, and the team values process, communication, and measurable results.

Mission

You will own the performance of a portfolio of approximately 10–15 Meta ad accounts, taking responsibility for the performance and success of those accounts. Your primary mission is to scale advertising profitably while consistently delivering strong, qualified results for clients. You will launch, monitor, analyze, and optimize campaigns while looking at the full marketing funnel — from ad performance and lead generation through contact rates, appointments, and deals. This is not a role for someone who simply follows SOPs. We are looking for an experienced Media Buyer who can bring their own expertise, strategies, creative ideas, and approaches to the team, identify problems proactively, and potentially teach the team new strategies. You will work closely with the CSM, who remains the primary client point of contact, while still communicating directly with clients when needed and treating your assigned accounts as your own.

Key Responsibilities

  • Own and manage approximately 10–15 client ad accounts.
  • Primarily manage and optimize Meta Ads campaigns.
  • Launch new campaigns using internal SOPs, templates, and proven account structures.
  • Monitor daily account performance, including spend, CPL, lead volume, lead quality, and overall efficiency.
  • Turn off obvious losers and scale winning campaigns within defined guardrails.
  • Build and optimize retargeting campaigns and funnels when appropriate.
  • Implement exclusions and restructure accounts when campaigns become noisy, broad, or inefficient.
  • Track key performance indicators across the entire marketing funnel.
  • Analyze performance from lead generation through contact rates, appointments, and deals.
  • Use Facebook Lead Center, GoHighLevel, CRM data, and client feedback to evaluate lead quality and downstream performance.
  • Identify whether performance issues are caused by targeting, creative, copy, offer, lead quality, follow-up, or the sales process.
  • Make data-driven recommendations and account optimizations.
  • Monitor lead quality and contact rates, not just CPL.
  • Participate in weekly client performance discussions when required.
  • Communicate performance clearly and explain what is happening, why it is happening, and what should happen next.
  • Work closely with the CSM while communicating directly with clients when necessary.
  • Write and improve ad copy for real estate and home service clients.
  • Develop empathetic, problem-focused marketing angles that connect with homeowners experiencing financial, property-related, or other relevant pain points.
  • Script and launch ads for real estate wholesalers, real estate agents, and home service businesses.
  • Use proven creative concepts, UGC, and internal best-performing angles where applicable.
  • Bring new creative, copy, testing, and campaign strategies to the team.
  • Share winning creatives, copy, angles, and campaign structures so they can be added to the internal best-performers library.
  • Participate in internal account reviews twice per week.
  • Follow ClickUp tasks and internal workflows for each assigned client.
  • Document major account changes, including new campaigns and structural changes.
  • Maintain accurate client reporting, including leads, spend, CPL, and major changes.
  • Prepare accurate numbers for internal operations and performance calls.
  • Follow existing SOPs while also identifying opportunities to improve them.
  • Work with the CSM on onboarding gaps, Meta access issues, CRM/Zapier routing, and client-side problems.
  • Help identify issues such as slow lead follow-up, poor sales processes, or weak closing performance.
  • Proactively flag at-risk accounts and propose concrete plans to improve performance and reduce churn.
  • Maintain clean, consistent account structures so any team member can understand the state of an account.
  • Contribute new strategies and approaches that can improve the team's overall media-buying capabilities.
  • Potentially teach and mentor other team members on Meta Ads strategies and best practices.

  • Qualifications

    • 2–4+ years of hands-on Meta Ads experience, with preference for candidates with more extensive experience.
    • Proven experience managing multiple client ad accounts simultaneously.
    • Experience managing approximately 10–15 active accounts or a comparable workload.
    • Strong experience with Meta Ads Manager.
    • Strong understanding of Meta Ads optimization and profitable scaling.
    • Experience managing meaningful advertising budgets.
    • Experience managing approximately $3K–$5K+ monthly ad spend per account is highly preferred.
    • Strong understanding of performance marketing KPIs.
    • Proven ability to analyze the full lead-generation funnel.
    • Strong copywriting and advertising-angle development skills.
    • Strong understanding of empathetic, problem-focused direct-response marketing.
    • GoHighLevel experience — must-have.
    • Experience working with CRM systems and lead-routing processes.
    • Ability to identify whether performance issues are marketing-related or sales/process-related.
    • Strong communication and client-facing skills.
    • Ability to work independently and take full ownership of assigned accounts.
    • Experience in real estate wholesaling, real estate investing, real estate agent marketing, or home services is highly relevant.
    • Experience working in a performance marketing agency is preferred.

    Technical Requirements
